Nope. When it is gone it is gone.

That is a bug that was caught after the public release. It has been fixed in the beta versions.

There are two islands where you could build a lair, but they might mess up quests.
You can try them anyway at Kaol Roa and the island just South of Puerto Rico.

The mod team is working on it every day.

It will be ready when it is ready.

In the meantime there are pre release WIP versions you can try.

Do you talk to the smuggler in the tavern twice?

That is probably unintended consequences of the new shipyard economy. It is being worked on.

To fix this problem will take some work. It might just be a bad download or install or something got corrupted.

The method used to sail into the wind is called "tacking". No ship can sail directly into the wind, so you have to sail at an angle to it. When the wind changes direction, then you have to change tack and sail in a different direction also.
Real sailors had to deal with this too. On Columbus's 4th voyage he crossed the Atlantic Ocean in just 20 days but later it took him 75 days to sail from Central America to Hispaniola because he had to tack against constant head winds.

Early in the game everyone is weak. Give them better swords and armor and they will last longer.

Do you know that now after you talk to the smuggler you have to talk to someone else and then go back and talk to the smuggler? Or just talk to him twice in a row.
Smuggling always works for me.

The Rheims quest is not being initialized. Try going back to a save from before you land on that island to try to initialize it.

Did you talk to the bartender in the tavern first? From there you are lead to the smugglers lair and talk to Beltrop. After that I sit in a room until late at night and then go around the side of the house.

No. I set one up 3 years ago and in 6 months had one customer. It is not worth the trouble for 1-2 people a year.

All you need is a running stock POTC, and then just download Part1 and Part2 and put them in their own folder. Then just hit the EXE. It unpacks itself.
