Honestly you should try go down that route, TW has previously licensed out their engine both as standalone and DLC's. Additionally GW seems to be fairly cooperative with licenses for their games.

If anything it's worth a shot, and the worst that can happen is you get a no :)

This is crazy good! Honestly with that talent on your team, you should contact TW and Games Workshop to see if there's a posibility of making it a standalone game.

The other one is a MMO, this is Co-op meant to be played with your friends in a private session :)
